FEMA has drawn up new flood maps for the coastal areas of South Carolina and these maps will become effective in the next year or so. The maps for the Town of Edisto Beach and the unincorporated areas of Coleton County will be effective on Dec. 21, 2017.

These maps cause many properties in the high risk VE flood zone to move to a moderate risk AE flood zone. Also the Base Flood Elevation for most areas has been lowered. Many policyholders will thus see lower premiums.
